Terms of Use
1. Who these terms are with
These terms are an agreement between you and Parcel & Grid ("we"). By using the sites you agree to them and to the Privacy Policy.
2. What the service is
Parcel & Grid offers free tools that summarize public information about land, permitting, and interconnection for solar, wind, and storage projects, including the land report and its Desktop CIA export, the map, the Diligence Reader, the guides, and the county, permit, interconnection and developer pages. The site has no user accounts. The ERCOT Queue Brief's email list is run on Buttondown under its terms; you can unsubscribe from any issue. Features may change or stop at any time.
3. Information, not advice
Public data screens. Flood zones, wetlands, critical habitat, historic sites, transmission lines, elevation, and county data come from government and public sources at a single point, as of the date shown. They may be outdated, incomplete, or wrong, and a point check does not describe a whole property. The national wetland map is not a wetland delineation; the flood map is not an elevation certificate; the transmission map is not a utility study and may not show lines built since it was last updated.
Parcel and soil data. Texas parcel acreage, legal descriptions, parcel IDs, and same-owner parcel counts come from county appraisal-district records compiled by the Texas Geographic Information Office. They are tax records: they may be outdated, may not match the deed or a survey, and not every county is included. Parcel figures for other states come from each state's own published parcel layer, with the same limits. Farmland ratings come from the USDA soil survey and describe the soil, not how the land is used or zoned.
Survey locations are not legal descriptions. The "Public Land Survey location" is where a point falls in the federal survey grid according to Bureau of Land Management data. It is not a legal description, not a survey, and must not be used in any deed, lease, easement, option, or other conveyance. Only the recorded deed and a licensed surveyor define a property.
Rules, fees, and deadlines. Summaries of state siting rules, permits, interconnection steps, fees, and application windows are general information. Some are marked as checked against live sources on a stated date; others are from our notes and are marked that way. Rules change. Confirm with the agency or grid operator before acting, especially before any deadline.
AI reading of your documents. The Diligence Reader uses an AI model, through your own API account, to extract information from documents you choose. AI output can be wrong, incomplete, or state as fact what a document only implies. You are responsible for checking it against the source document, for having the right to send each document to a third-party service, and for the charges your API account incurs. The Desktop CIA export rearranges the land report's public-data findings and inherits every limit stated for them.
Not a substitute for the advice of an attorney. Parcel & Grid is not a law firm, and the people who run it are not licensed attorneys, engineers, surveyors, or tax professionals. The information on the sites is not a substitute for the advice of an attorney, and nothing here is legal, engineering, survey, or tax advice. Using the sites does not create an attorney-client, surveyor-client, engineer-client, or any other professional relationship. Before you sign a lease, option, easement, or any other agreement, have a licensed Texas attorney review it.
Independent and personal. Parcel & Grid is a personal project of its operator. It is not affiliated with, sponsored by, or reviewed by any employer, client, developer, utility, or grid operator, and nothing on the sites states or implies the position of any such organization. The sites use only public information, do not recommend or rank developers or projects, and do not broker, market, or appraise land. Queue, project, and parcel figures are reproduced from the public documents linked beside them and may be superseded by the source at any time.
4. Your responsibilities
You agree to use the sites lawfully; not to probe or disrupt the service or bypass security; and not to use automated means to send excessive requests to the sites or to the public data services they rely on.
5. Our content and advertising
The guides, county pages, and tools are ours. You may link to any page and quote short passages with attribution; please do not republish whole pages. Facts and public records are not ours to own, and every source we rely on is linked so you can go to it directly. Google AdSense advertising is currently disabled. If enabled later, it will be limited to eligible indexable content pages with explicit ad placements; the land check, map, calculator, pages marked noindex, Diligence Reader and public-companies page will not load ad code. Advertisers have no influence over what we publish, and an ad is not an endorsement. If you find an error, tell us through the About and contact page and we will check the source and correct confirmed errors promptly.
6. Third-party data, services, and links
The sites display and link to information and services from government agencies, grid operators, and other third parties, including base maps from USGS The National Map and transmission-line data hosted on Esri's ArcGIS Online. We do not control them and are not responsible for their accuracy, availability, or terms. Their own terms and policies apply when you use them.
7. Disclaimer of warranties
The sites and all information in them are provided "as is" and "as available," without warranties of any kind, express or implied, including warranties of accuracy, completeness, merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the sites will be uninterrupted, error-free, or secure. Some jurisdictions do not allow certain disclaimers, so some of these may not apply to you.
8. Limitation of liability
To the fullest extent the law allows, we will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost opportunities, missed deadlines, permit denials, project costs, or loss of data, arising from your use of or reliance on the sites. Our total liability for any claim relating to the sites is limited to one hundred U.S. dollars ($100). Some jurisdictions do not allow these limits, so some of them may not apply to you.
9. Ending use
You can stop using the sites at any time. We may block access for anyone who violates these terms or harms the service, and we may discontinue the service or any feature.
10. Changes to these terms
We may update these terms. We will post the new version with a new effective date. Continuing to use the sites after a change means you accept it.
11. Governing law
These terms are governed by the laws of Texas, without regard to conflict-of-law rules. Disputes will be resolved in the state or federal courts located in Travis County, Texas, unless the law where you live requires otherwise.
